Development One performed design services for water intrusion repairs for several GSA controlled Federal Government Buildings in Southern California.

1. Roof Repair – Ronald Reagan Federal Building , Santa Ana, CAWater Inrusion

Development One provided design expertise for rooftop water intrusion repairs, and associated repair of window washing equipment for this federal building. Water intrusion repair included determining the source of leaks, then designing for the repair and prevention of moisture problems before severe structural damage and mold toxicity could occur.

Water Intrusion Repairs2. Roof Repair – Glenn M. Anderson Federal Building , Long Beach, CA

This building’s initial investigation indicated a deficiency in the third and fourth level patios. Development One provided an extensive site survey including water testing field analysis, along with cost estimates, specifications/drawings, and construction sequencing for repairs to the south entry pavilion roof, and damaged ceiling lobby drywall. Project work included the following:

  • Repairing atrium/skylight flashing sealant and water-damaged gypsum board ceilings, as well as adding new door thresholds
  • Replacing joint sealants and deck top coating at the third and fourth floor east and west terraces
  • Keeping the building open and active during all repair and construction activities

Water Intrusion Repairs3. South Side Water Leaks, Wilshire Federal Building, Los Angeles, CA

Development One provided investigative services and prepared the design, cost estimate, and specifications/drawings to eliminate water intrusion on the building’s south side. Project work also included construction sequencing to keep the building fully operational during repairs. The project included the following services:

  • Sealing of windows and joints for the elevator, and throughout building’s south side elevation
  • Repairing damaged exterior cement plaster (stucco) at the building’s elevator tower

Water Intrusion Repairs4. Supplemental Repairs, James C. Corman Federal Building, Van Nuys, CA

Development One provided fire/life/safety and water intrusion repair design services for this 64,000-sf facility. New water flow and supervisory devices with shunt trip breaker controls were integrated with the existing fire alarm. In addition, the existing sprinkler system risers, basement, and first floor sprinkler piping system were modified to accept the new wet-pipe sprinkler systems. Development One also provided:

  • Upgrade of fire sprinkler and alarm systems throughout the building for code compliance
  • Various repairs to address water intrusion at the roof, mechanical penthouse, and exterior elevations
