Development One produced construction documents for office modifications and to provide a new office space within an existing warehouse, to support international clearance operations for relocation into the new facility. Development One worked with the owner’s sort equipment vendor to lay out the operational space of the warehouse. The project went through permit review and construction began in 2025.

Development One produced construction documents for an existing facility that will house a package sort system with operations. Concept-level plans were developed, and the chosen layout was moved forward into construction documents.
The renovation includes minor demolition of non-load bearing interior walls and finish materials. Construction includes new office walls and a new security entrance with metal detectors and bi-directional turnstiles. The project went through permitting in the spring of 2025, with construction starting in the summer and is scheduled to be completed in 2026.

Development One is working to provide a roof assessment report for the FedEx SEAR roof at SeaTac Airport. Once the assessment is completed, Development One will produce construction documents for a complete reroof of the facility, upgrades to skylights, roof hatches or mechanical units as needed, along with improvements for fall protection as required by the Port of Seattle. The construction documents were expected to be completed at the end of 2025.
