Building permit concerns are everywhere. It’s very important to be able to have a complete set of drawings. Then to make sure that those set of drawings are able to address all the building codes. Also, they must address the building requirements from the city that you are submitting the plan check into. If these drawings are incomplete, it’s going to be a waste of time.

There are some architects that will want to put in a building permit into the building department. This will hold a spot so that they build into the rotation, then they come in and switch the drawings. But, we don’t believe in that. We believe in having a full set that is complete. It must address all the requirements and provide a set of drawings. That is going to give all the information necessary for the building department to make their own decisions.

Quality Control Process

The other important part is to make sure that there is a good quality control process. It must take place before submitting the drawings for the building permit. If you don’t have a good quality control process to review your drawings, you’re going to miss a lot of things. And that will reflect in your plan check. So those are the two things that I would recommend:

  • Make sure that all the requirements are in place
  • Make sure you do a good quality control plan check before submitting the drawings

Building Permit

The person that pulls the building permit for construction is the contractor. The contractor comes in with his license, workers’ comp, and he’s able to pull the permit. Usually, that’s how it works in most cities. Most agencies work that way. They are the ones that are going to keep the permitted set of drawings on-site. They are going to be able to follow that during construction. Also, the site inspector is going to be able to come in and be able to reference those permitted drawings. It’s important to have a relationship with a contractor so he knows when the project is ready to pull the permits.
